Royce Private residence is a nice building well known for the large units. Its ideal for families and convenient for location. Would be better if the swimming pool was located on the higher floor but still ok. Many lifts - nice staff - always clean - very good condition building.

I've lived in tower A in the estate for close to one year and can say that overall its a great project. Unit sizes and layouts are ideal for families as bedrooms are at opposite ends of the condo both with private bathrooms offering total privacy. Central location with a shuttle bus to Emquartier and Interchange every 15 minutes. Great pool and friendly staff that are very helpful. The building is at an age things are beginning to break and require repairs. Elevators have had constant problems but the service elevator is always available.

This condo is suitable for a large family with more than 4 people. The room is very spacious with a huge living room, yet very private as we have got a private lift with a key card for each unit. So, only room owners can access the elevator, the room, and the common area. The interior of the room is luxuriously decorated with white under the Classic-British design concept. The built-in furniture has adequate storage. The height of the ceiling is 3 meters. The bathroom with a glass window is open to the view so you can take a bath and admire the city's vibrance. Unfortunately, the bedroom size is not very impressive as the larger space is dedicated to common areas such as the living room, bathroom, and dressing room. The bedroom is in the proper size for a king-size bed with only a little space left.
The project's clubhouse is in the luxury class, offering a wide range of activities such as a gym, yoga room, snooker table, with a unique English-style swimming pool. Another highlight of the project is pet-friendly, making a living full of happiness.
In terms of location, the project is in the heart of the city. The project is not on the main road but in a deep alley. So, it's very peaceful, yet it's not travel-friendly. The project is suitable for residents who own cars. Don't worry about the parking space! The project has plenty of it, or you can travel by the shuttle bus service.
