Condo & apartment projects with direct access to the beach

As the winter approaches in the regions outside of Thailand, their residents reassess their fridged living situations and seek warmer regions to soak up the sun and sea, while watching the waves roll in leaving the winter blues behind. As a result, beach front property is known for having some of the most sought-after real estate in the nation.

FazWaz market research in its Top Ten list of most popular neighborhoods in Thailand, placed five directly in Phuket. Namely, the areas of Kathu, Phuket Town, Surin, Kata, and Thalang.

The beauty of Phuket has lured dozens of international celebrities. While Hollywood's elite could easily afford to live anywhere, many choose the beachfront property of Phuket for their summer homes. Owning your own beachfront condo may be much more accessible than you may realize.

Given that the beach is accessible from anywhere on the island let's explore the types of properties available throughout Phuket.

Low-End Condo

Phuket, despite its lore for high-end property price points, does indeed have lower end condominiums available as well. The low-end condo sector may be quite appealing to an individual who wants to establish a permanent residence in Phuket. These condos are typically smaller in overall square meters and not necessarily intended for family use. That said, when viewing these condos under the term “low-end,” it should not be considered a disparaging term.

PMany of these condos are furnished with modern appliances and comforts. They are simply at the lower end of the price scale because they are usually studios or smaller 1 bedroom units and not situated directly on the beachfront, yet many may still be a simple walk to the shore and even modern enough to use as a home or a rental unit.

PThese low-end condos can offer remarkable market value for the money, especially for foreigners with price constraints. Many freehold condo developments on the island offer studios or one bedroom units that can sell for under 2 million baht. Take a look at some of the lower end condos for sale in Phuket powered by FazWaz here :

Apartments

Although the vast majority of newly built projects in Phuket are condominiums, some offer only apartment style ownership. The two may look identical, but condos and apartments are very different legally.

reehold condominiums allow the Non-Thai National permanent ownership of the unit (not the land below it), whereas apartments are sold as a leasehold only. The leasehold of an apartment is for a maximum of 30 years, with the possibility of renewing the lease 30 years a maximum of two terms totaling 90 years. Bungalows

Phuket has many quaint Beachside Bungalows. Bungalows originate in the Bengal region of eastern India, which sits across the Andaman Sea from Phuket. A Bengali style house typically consisted of a small one-story structure with a porch extending from the entrance providing a shaded area to relax and take in the scenery.

This architecture gained popularity worldwide, especially in Thailand, where bungalow accommodation near the sea is in high demand for its intimate setting.

Bungalow style houses in Phuket vary in form, and can range in price considerably. Primarily situated in rustic natural areas, or in the vicinity of Phuket Town, bungalows have exploded in the last thirty years.

Phuket, without missing a beat in housing trends, stylizes bungalows in a number of ways. Some are collections of similarly styled houses or villas, in small estate type developments. Newer up-market bungalow projects can be found in areas popular with tourists, offering ocean views with a modern beach hut theme.

Some of these bungalows are available for sale to foreigners if classed as a condo or apartment, however as many are stand-alone homes, the vast majority are marketed to Thai nationals. These however can be rented to a foreigner by the Thai national. Take a look at some Bungalows for sale in Phuket powered by FazWaz here:

Townhouses

Townhouses and Shop houses are quite common in Thailand, and Phuket is no exception. They are found mostly in the suburbs surrounding Phuket Town and bordering many major roads on the island.

A typical townhouse is usually a terraced structure with two or more stories and the Thai variation on this is known as a “shop houses” because they typically have a shop on the ground floor, with living quarters upper floors.

Foreign buyers, especially those with a Thai spouse or families looking to live near higher-density areas find these properties quite appealing. With a smaller footprint, taxes are lower, yet these shop houses are spacious and provide the opportunity to generate income from the shop as a foreigner can indeed open a business in Thailand so long as there are at least two Thai shareholders. Take a look at some Townhouses for sale in Phuket powered by FazWaz here:

Resort Style Condominiums in Phuket

In most cases, a foreigner in Phuket will opt for a freehold condominium. These developments are typically newer projects and being freehold, are able to be outright owned, meaning there is far less bureaucracy to deal with.

These medium-to-high end resort style condominiums are typically priced between 3 million and 15 million baht, depending on location, floor space and amenities. These modern developments will often provide common areas of interest such as a café, fitness center, and swimming pool.

Additionally, offering a guaranteed income on the unit for the first few years, developers can attract investors seeking an opportunity, rather than a place to live. As a result, many condo owners do not live in Phuket, but rather, rent their property for a length of time. Take a look at some Resort style condos for sale in Phuket powered by FazWaz here:

Phuket’s Low and High Density Estate Houses

A popular option with middle class Thai nationals and foreigners with Thai spouses and families are housing estates. These estates are usually gated communities, in the suburbs where land is plentiful. A typical estate is a three-bedroom house atop a plot of land with space to garden or to install a swimming pool. Some developments are lower-density areas with larger properties and larger gardens whereas others are high-density and reside among other property types but still provide privacy within the compound with ease of access to the local neighborhood.

Luxury Freehold & Penthouse Condominiums in Phuket

Property developers understand the feeling of exclusion and the uncertainties that results when foreigners are unable to own land in Thailand. As a result, freehold luxury beachside condominiums are increasing in number.

With gorgeous beachfront views, renowned developers, and first class property management, these projects offer everything a buyer with capital could want in Phuket.

Some of these freehold properties resemble a villa, while others, a luxury penthouse, complete with a rooftop garden, terrace and private pool.

As these luxury condos are often a part of a complex, they offer a range of common area facilities, such as a fitness center, restaurants and grocer. The developer may also offer rental guarantees for the investor. Take a look at some Resort style condos for sale in Phuket powered by FazWaz here. We have gathered some top projects for you here:

The best investment projects in Phuket

With over 5 million tourists flocking to Phuket yearly, traffic conditions can be a challenge at times, especially during high season. Forecasts by the Department of Land Transport in Phuket suggest that nearly 8,000 cars and 16,000 motorbikes are added to the island every few years. This can mean upwards of 20,000 vehicles might be on the island within an area of roughly 540 square meters, or about 50 vehicles per sq km at any given time. While many who’ve lived in Phuket wish it would adopt a more laid back golf cart style mode of transportation like many islands, the reality is Phuket is quite mountainous and fairly large, so some power is necessary to get about. It is with these challenges in mind that many new and exciting infrastructure plans are in the works for Phuket.

Tunnel in Chalong circle

Chalong recently completed a 300-meter-long, 800 million baht tunnel with a roundabout that will ease congestion and provide greater access to the area overall. The two-way tunnel was built between Chao Fa West and Muang Phuket School.

Tunnel Kathu – Patong

Anyone who's ever made the trek from Kathu to Patong knows the challenges of the narrow mountain road, especially during monsoon season.

The 6 million baht tunnel project of Kathu Patong has been in the works for a number of years, during which time the concepts have changed several times, understandably so as drilling into a mountain is no easy undertaking. The final project will see two separate tunnels for traffic both in and out of Patong and Kathu. Tunnels in each direction will feature a separate lane for automobiles and a dedicated lane for the slower moving motorbikes.

Light Rail

The Transit Infrastructure in Phuket differs in many ways than some of the more developed cities like Bangkok due the terrain and historical events. For example, Phuket is mountainous which makes options like Bangkok's BTS Sky Train quite difficult. Many of these mountains are prone to cleavage and minor landslides as geological forces are still at work and therefore it is unlikely to connect Kathu or Phuket Town with a neighboring province such as Patong which is opposite a mountain. Additionally, it was not until the end of the 19th century that Phuket began to recover from the Tin trade. Years of mining indiscriminately reduced some regions to rubble. Existing infrastructure was simply ripped asunder if a new Tin deposit was discovered and sections of pristine land were cleared to make rubber tree plantations. That said, the challenges of tunnels underground on an Island or overland construction of a monorail traversing mountainous areas is great, however these setbacks do not stop the hand of progress. Phuket is facing its challenges with technology and innovation.

A proposed Light Rail system will depart from the Ta Nun and span Ao Phang Nga, or Phang Nga Bay, connecting Phuket to the Mainland with its first mass transit system. Once in Phuket the line will move toward HKT, Phuket International Airport, and continue south through Phuket Town to Saphan Hin, before passing Chao Fa East Road to complete the loop in Chalong.

With roughly 22 stops along the 60 kilometer route, this rail will surely be a big hit in Phuket, as anyone who has ever traveled to and from the Airport knows it is a bit of a hassle to travel by Taxi at 1000 baht (unless you learn to negotiate). Even the more convenient Airport Bus which runs frequently, can approach near capacity during peak hours. The project is budgeted at 24 billion baht and is expected to start in 2021.

Flyover at the intersection with Bypass Road

Two flyovers aimed at reducing the congested airport traffic are slated for the near future. One flyover is set to link the Koh Kaew U turn and the airport road T-junction with Thepkasattri Road. The other will be located near the Mu Dok Khao Intersection on Thepkrasattri Road in Mai Khao, where a majority of the traffic exits towards Phuket International Airport causing a bottleneck. The flyovers will cost about 200 million baht and should these projectes be disbanded, the funds are guaranteed towards other infrastructure enhancements according to the Department of

Latest off-plan projects launched in Phuket

Phuket is an adaptive and dynamic island. From year to year scenery changes with new developments that meet the demand of the latest and greatest trends. Unlike other areas of Thailand such as Bangkok that still see towering abandoned monuments from the Asian Financial Crisis of the late 90’s, Phuket is largely shielded from these massive development failures due in large part to its tourism based economy. When the business sector fails in one nation, that does not hinder other wealthy nations from vacationing. In fact, as the baht dropped in value, Phuket became more attractive to tourists and investors as they could get more for their dollars and pounds.

Before deciding to invest in a new project in Phuket, it is important to assess the objectives and goals of the property. Will the property be investment based, or as a primary residence, or perhaps a combination of the two?

What type of community are you interested in? Condominiums allow for foreign ownership of an individual unit and often provide a sense of community through common areas such as swimming pools, outdoor cooking areas, fitness centers. Some may prefer a more private villa? Perhaps just as important is, as the old adage says, location location location! Do you prefer to be in the heart of Phuket Town or Patong, where everything is happening or off in the suburbs and newly developed areas with more privacy?

Your options are plentiful so it is essential to envision your goals before making a purchase. Fortunately, our experts at FazWaz can help guide you in the right decision. There are a wide range of developments in Phuket to invest in, some are still in the conceptual phase. These off-plan projects are yet to be built or are in the early stages of development.

TThe decisions to invest in new real estate when compared to existing property differ greatly and each have their own appeal. Essential knowledge of these markets is what we aim to arm you with so you may make the best investment decisions.

The decisions to invest in new real estate when compared to existing property differ greatly and each have their own appeal. Essential knowledge of these markets is what we aim to arm you with so you may make the best investment decisions.

So what is the appeal to off-plan projects in Thailand? One major advantage to investing in off-plan real estate the property is new. A new property requires minimal maintenance and meets all updated construction standards, which for Phuket, include things such as storm surge resistance, wind ultimately saving in the long run on electrical expenditure and weather damage.

This means a huge savings when one considers the climate of Thailand, which is on average 30 degrees Celsius. Older construction will not have the latest technology in weatherstripping and insulation and can be quite costly over time as the primary electrical expenditure is climate control from the air conditioning system. Additionally, the wait for new property from start to finish is also relatively short. From breaking ground to completion, one can expect about 2 years. There are typically 8 steps involved in the purchasing of an Off-Plan site. Below are 5 Off-Plan projects recommended by FazWaz.

Step 1 - Selection of the unit and agreement of the contractual terms

On average, developer pricing is fixed so it is important to be aware of the position of the unit in the project and what features and amenities it has to offer.

Step 2 - Reservation Agreement

The reservation agreement will take the unit off the public market to be reserved under your name and provides an outline with the purchasing terms and timelines involved with the investment.

Step 3 - Reservation Deposit

Payment of the reservation deposit will ensure the unit is removed from the open market. Some developers may vary in this fee depending on the unit or the market at the time, but on average this is about 2% of the total purchase price. Some deposits are refundable provided the buyer follows the best practices and due diligence. Always be sure to work with a reputable developer with a history of completing projects and insist on receiving a payment slip for the transfer.

Step 4 - Sales and Purchase Agreement

The purchase agreement, with a 30 day review period, states the terms and conditions of the sales and purchase of the project. The Agreement should outline the planned completion of the project as well as each benchmark to be met along the process of construction.

Step 5 - 1st Contract Payment

The first payment which typically can range anywhere from 20% to 40% of the purchase price is made in this step. For non-residents, this fund must be transferred into Thailand from an overseas bank account.

Step 6 - Payment Installments

The schedule of payments will be outlined throughout the building cycle. Typically, at each milestone in the construction of the project, payment of a prearranged percentage of the sale is to be made.

Step 7 - Snag List

A snagging list is a list of all the problems, or “snags” a unit has prior to being handed over to the owner that must be addressed such as any defects in the property. This stage must be completed 2 to 3 weeks prior to the handover.

Step 8 - Transfer

When the development is complete, the owner will pay the remaining balance and the keys will be issued. One is not required to live in Thailand at the time of the handover as many investors will hire a third party to do this on their behalf.

New super luxury condo & villa projects in Phuket

Phuket, being the tropical island paradise that is, continues to evolve and grow in elegance. Island style wood huts make way to modern luxury condos and apartments on a yearly basis. Phuket refuses to be stagnant nor succumbs to the mundane. Time and time again the island has proven to the world it can withstand any obstacle in its way. On December 26th of 2004, the Indian Ocean Earthquake caused one of the worst disasters in modern history throughout Southeast Asia. Phuket alone experienced over 250 lost to the waves, with many more still missing as a result of that tragic day.

Where one nation might abandon all projects in fear of future disaster, Phuket quickly upgraded construction standards to prevent future damages from seawater surge and invested in Tsunami early warning detection systems today there is nearly no indication that such a disaster was so recent in history.

With the destruction of the existing antiquated buildings, came the rise of Luxury in Phuket. “Go big or go home” some say, and when the economy is primarily based on tourism, Phuket went big. With the rise of new luxury projects, came a renewed spirit and sense of pride in the nation and it’s Jewel of the Andaman Sea.

With many of the new super luxury condo and villa projects in Phuket, one can expect to come home to a state-of-the-art fitness center, likely with a well known Muay Thai trainer or other specialty niche like Cross Fit, Aqua-Fitness, etc, a gorgeous infinity swimming pool overlooking the ocean or mountain side, a Japanese sauna, and luxurious green spaces.

These attention to details in the luxury condo and villa projects can make a world of difference to a homeowner or investor in Phuket who already have a paradice all around them. Here are five exciting projects powered by FazWaz that are available today!

The cheapest residential projects in Phuket

Market conditions in Thailand fluctuate based on tourism and other extenuating world market conditions. As of late, due in large part to increasing prosperity in China, have seen increased investment in Thailand from Chinese investors looking to secure their wealth overseas. This has led to a boom in development projects and has stimulated a buyers market.

Additionally, inter developer competition in proposed projects and newly developed off plan sites see a peak in rate cuts towards the beginning and end of projects to meet their residency ratio which can be highly beneficial for investors.

Another instance where property is offered at a discount is during the final quarter of the market to stimulate shareholder profits and push the company into the green.

FazWaz has taken all such factors into consideration so you don’t have to and compiled the top 5 projects that benefit from both tax incentives and developer stimulus conditions to discover the best properties that are open to offers. Please click here to find an offer today.

Pet friendly housing developments in Phuket

Thailand is a challenging place for dogs and cats at times. Due to the Buddhist practices of most residents, euthanization programs that attempted to manage the high rate of homelessness in the canine population are viewed with outrage. Alternatives such as Spay / Neuter campaigns and immunizations which are commonplace in many western nations, are not performed in mass in the Kingdom. As a result, many street dogs, colloquially referred to as Soi Dogs, are rampant in much of Thailand.

While Phuket is a bit of an exception due to the ability to control the incoming population as it is an island, there are still quite a number of Soi Dogs. The result is many view these dogs and cats as a nuisance and not as a friendly family pet. Many condos and apartments thus do not look favorably on pet ownership, however, that is beginning to change.

More and more “HiSo,” high-end groomers are popping up, together with the trend of tea cup style dogs paraded about in a Gucci Bag or Prada Purse, or wheeled about in a stroller like a newborn, is catching up to Thailand and that means a growing acceptance among property management for pet ownership.

Animal advocacy organizations such as Soi Dog in Phuket have done great work to spay and neuter thousands of dogs and cats on the island to humanely reduce the population to reasonable numbers so the government does not need to resort to extreme measures. With the reduction of these wild eyed and mangy looking dogs, has come the typical appreciation of the canine as “Man's best friend” and we are now seeing an increasing trend of pet ownership. We can help you find the best property for you and your companimal to keep your furry family together forever. Click here for the latest Pet Friendly locations powered by FazWaz.

Phuket real estate market and trends

Phuket has been a popular destination for centuries. First becoming part of a Thai state during the 13th century when Thai armies from the Sukhothai Kingdom gained control of the island from the Sri Vijaya Empire of Sumatra. The Sri Vijaya heavily influenced the rich Buddhist architecture and traditions Phuket still sees today.

Situated in the Andaman Sea, Phuket found itself part of the trading routes between Southern China and India, thus subjecting the island to large supraregional influences long before the majority of the Thai mainland. Phuket today sees many hindu and Chinese budhist influences from this period of history. Much of the Thai language, particularly Southern Thai dialect is additionally influenced by Pali and Cantonese as a result.

More recently, in the historical context,Tin was discovered in rich supply throughout the 19th century. With that discovery, came many European and mainland Chinese miners seeking wealth. Much of the modern architecture, referred to as Sino-Portugueseis a result of this period of history and is unlike anywhere else in Thailand.

Throughout Phuket's history, the coastal regions were inhabited by the Chao Nam (ชาวน้ำ), meaning People of the Water, often referred to today as Sea Gypsies. The Chao Nam made a living through fishing, collecting pearls, and occasionally, through piracy.

Today, Chao Nam villages still dot the island's coastal regions, though many were displaced during the Tsunamis and moved inland to protected national parks to preserve their community, others can still be found living as they once did, sans piracy, on Phuket's neighboring islands.

It is quite a juxtaposition to behold, to the left, a luxury 5-star resort, to the right, a community of sea gypsies adorned in ceremonial tattoos living in what seems to be a time gone by. With such a rich history of regional and international influence, it is no surprise that Phuket has the diversity in culture and architecture we still see today.

In conventional times, Phuket has evolved from a backpackers haven, into a land of luxury hotels and estates, with all the modern trappings one might find in an island resort such as Hawaii or the Maldives, but at a much more affordable rate. Former Tin mines that stripped land and levels mountains have been converted to pristine golf courses and high rise condominiums all set amongst the mountain ranges and beachfront that make Phuket absolutely stunning. The modern culture blend that is Phuket is a wonderful mixture of East, West and everything in between with a diversity unlike anywhere in the kingdom.

Samuel Huntington would be quite impressed with the Match of Civilizations Phuket's religious community have with one another. Although Thailand is officially a Buddhist nation, Phuket has perhaps the greatest mixture of religious practices with equally astonishing tolerance and cooperation.

Upon the completion of a new development, both the Thai Buddhist orthodoxy and the Islamic Imam, or religious scholar/teacher, of the region will be asked to bless the structure and provide a spiritual cleansing to encourage favor and fortune. It is not uncommon to hear the Adhan, or call to prayer, alongside early morning citizens making merit as the orange clad Monks pass by receiving alms.

A religious amalgamation such as this would be highly unlikely and deeply unacceptable just a few provinces lower in the Deep South or in other more intolerant regions of the world. Phuket’s diversity gives an example to the rest of the world of what true diversity can look like.

Phuket is quite a bizarre province with a diverse patchwork of culture unlike anywhere else in the Kingdom. While Thailand is proud to proclaim it has never been colonized by a western power like most of the Indochinese Peninsula, i.e. Laos, and Vietnam etc..discoveries of tin coupled with it’s being a lush environment to produce latex from rubber trees, settlers from Europe have a long history of harvesting Phuket's resources.

With European contact recorded as early as the 16th century, much of the Island shows signs of these early settlers through the many Sino-Portuguese architecture. In the era of Western imperialism settlers brought Western culture with them as well as their own architectural styles. Portuguese settlers employed Chinese workers to build their houses and establishments.

These structures mixed Portuguese and Chinese styles together, producing what is now referred to as Sino-Portuguese architecture. These unique structures can be found throughout Phuket's historic Tin mining areas.

Modern day Phuket has fully embraced the glitz and glam of mega nightclubs' scene which can be found throughout the infamous Bangla Road. Illuzion Night Club for instance, self-described as a colossal structure with 3 rooms totalling a capacity of 5,000 with more than 300 VIP tables.

If the rhythm and bass gets too intense for you, you can find many of Thailand's most beautiful, picturesque beaches, all along the coast to enjoy. From the widely popular PaTong Beach, to the more secluded Kamala and Kata beach, right down to “millionaires row” in Surin where spotting celebrities is a pastime. Phuket is home to a 32 island archipelago all a short boat ride away and each with its own charm.

The island has some of the best shopping destinations in the South as well showcasing two mega shopping centres, Central Florestra and Central Festival, each an emporium complete with top fashion designers as well as top quality restaurants showcasing the rich culinary history of Phuket.

Many enjoy the theater of history among its many mega performance venues such as Phuket Fantasea. The venue is a 140 acre complex filled with a range of entertainment and activities for all. The 4000 seat restaurant showcases both Thai and international food, with a Las-Vegas style theater show that presents many of Thailand’s mysteries and legends in utmost style.

While many so-called “ethical” Elephant shelters exist throughout Thailand, Phuket Elephant Sanctuary rehabilitates sick, elderly and overworked elephants after years of abuse from the tourism and logging industries. A sister project of the Save the Elephant Foundation, the sanctuary is leading the way when it comes to the ethical treatment and rehabilitation of rescued elephants. Set among the lush jungles of the Khao Phra Thaeo National Park, the herd spans between the ages of 36 to 70. Visitors may observe them from safely and unobtrusively from a treetop observation deck as the herd grazes and splashes about among the fresh water lagoons and mud pools.

Phuket is also home to many of nature's most rambunctious creatures, the macaque. These mischievous little monkeys can be seen on many of the islands but the main island has a viewing center near Phuket Town’s Monkey Hill, known to locals as Toh Sae Hill.

Be it nightlife or nature, Phuket has it all and is complete with its own unique charm unlike anywhere else in the Kingdom. Phuket is almost a nation unto itself and must be experienced to truly understand all that it has to offer. Thaiger, together with our partners at FazWaz, are eager to design your travels together with a few simple clicks.

European and Chinese traders arrived in Phuket, at that time under Malay control to partake in the Tin trade. The result was many Sino-Pourchegese architecture throughout the island and a plethora of unique Chinese temples and traditions that are celebrated yearly such as the vegetarian festival and tributes to Chinese gods and goddesses. Additionally, Phuket is a marvel of natural beauty. The mountains covered in tropical forests meet the rolling clouds to create a magical rain forest effect that is breathtaking. The world-famous beaches that surround the island as well as the many islands of Phuket's archipelago, made famous in numerous James Bond films and more recently in Leonardo DeCaprios, The Cove are proof that these pristine lands must be seen with one's own eyes.
